Lettings Property Manager

Lettings Property Manager - Cheltenham - up to £34k   A great opportunity to join an independent, Lettings and Estate Agency brand who have been established in Cheltenham for many years.  They are looking for an experienced Lettings Property Manager who will have responsibility for a portfolio of managed properties and your duties will include pro-active and reactive maintenance, property inspections, organisation of safety certificates, relationship building with tenants and Landlords and much more.     Main Duties for the Property Manager Role:  

• Managing a portfolio of properties
• Communicate with Landlords / Tenants / Contractors regarding property maintenance works, required actions to be undertaken resolving accordingly
• Arranging property inspections and reporting back to Landlords with feedback
• Ensure all legal compliances are up to date
• Renewals
• Rent Chasing
• Liaise with tenant and landlord following the end of tenancy
• Communicating with utility companies and council at start and end of tenancy
• Resolving Landlord and Tenant enquiries

  Essential Skills for the Property Manager role includes   

• Advanced critical thinking and problem solving skills
• A proven track record in Residential Lettings property management
• Expertise and ability to manage a large property portfolio
• Excellent written and verbal communication skills
• Up to date knowledge of lettings legislation
• The ability to build relationships with landlords and tenants
• Be extremely organised, able to work independently and work well under pressure
• Constantly deliver an exceptional level of customer service
